MOVE OUT INFORMATION
People often ask us how they can ensure they get their deposit back. It's simple: Leave the
house and grounds in the same or better condition than when you moved in.
CLEANING: In our experience, while tenants often leave nothing broken, most do not clean
thoroughly enough to make the house move-in ready for the next person. As a result, we
typically need to hire cleaners more than 75% of the time, whether for a partial or full cleaning.
Our cleaners are reasonably priced. If they only need to clean for an hour or two, the cost could
be around $80. However, a full deep clean or anything in between will obviously cost more.
PETS: If pets have left lingering smells in the house, we may need to hire a specialized service
to address any pet odors. If there are pet smells, the best solution is for you to hire a
professional company to handle it before you move out.
WALLS/TRIM/DOORS: Another common issue is holes and marks on walls, trim, or doors.
These can incur additional costs to repair. To avoid these charges, ensure that any holes or
marks are completely fixed and unnoticeable. Depending on the extent of the damage, a painter
may need to do spot fixes or repaint entire walls. While our painters offer reasonable rates, the
cost can add up based on the number of repairs needed.
Our hope is we don’t have to do anything and are able to refund 100% of the deposit.
If you'd prefer to leave some of the cleaning, painting, or other tasks to professionals, we can
provide these services at fair prices. Just let us know in advance so we can prepare accordingly
and ensure everything is ready for the next tenant.

Please Note: We conduct walkthroughs 24-48 hours after tenants have moved out and returned
their keys.
All deposits are mailed within 30 days of move-out, unless there is an issue, in which case checks or invoices may be sent up to 60 days after move-out.

Please remember: If you didn't pay your monthly pet fee, send photos for new filters and/or lawn care, these charges will be deducted from your deposit upon move out.
WHEN WILL I GET MY DEPOSIT BACK AND HOW?
As long as you provide a forwarding address, your deposit will be mailed, by check, to you within 30-60 days of move out, based on NC law.
