How can I pay rent and any other fees?
You can pay rent and any other fees by Zelle to Info@Welcome2YourNewHome.com.  When setting up the account note the name as Welcome2YourNewHome.  If your banking Zelle platform asks for a first and last name, just enter Welcome in the First Name spot and YourNewHome in the Last Name spot. 
 

What is the easiest and fastest way to get in touch when I have a question or concern?

If it's not time sensitive or an emergency, please email Info@Welcome2YourNewHome.com and someone will get back to you within a few hours or less.

If it's time sensitive or an emergency, please message 704-912-0511.  If you don't hear from anyone within 5 minutes, please call 704-945-6444 and press 1.  If no one answers, please leave a message. 
 

What if there's a problem at the house? What should I do?


Please take photos and video and send an email to Info@Welcome2YourNewHome.com and be as descriptive as possible about what the issue is and attach your photos and videos.  It is helpful to take close up photos and far away photos.  Please also note when you noticed the issue
 

When will someone come out, once I've let someone know there's an issue or we've noticed something?

Depending on what it is, for non time sensitive items and things that can wait, we may not come out until after you've moved out or we may work on something while you're still there. Our ideal goal is to let you know, either way, within 48 hours of contact. If we come out, we will schedule with you. For time sensitive items and emergencies, we do our best to get out there as soon as possible. Scheduling will depend on the availability of specialists for that particular task. 
 

Do you have your own maintenance team or do you utilize outside individual and companies?

As a boutique property management company, we leverage external professionals and reputable companies to provide maintenance services. This cost-effective approach enables us to offer lower rental rates to our residents compared to similar rental homes.

Here are some of the benefits of outsourcing maintenance:

  • Access to specialized expertise: Outsourcing companies often have access to specialized expertise that may not be available in-house. This can be helpful for managing complex properties or properties with unique needs.
  • Increased flexibility: Outsourcing companies can provide more flexible staffing options, which can be helpful for property management companies that need to scale up or down their maintenance staff during peak and off-peak seasons.
  • Improved quality control: Outsourcing companies often have strict quality control standards that they must adhere to. This can help to ensure that maintenance work is performed to a high standard.

What if I broke something or messed something up?

Just email us at Info@Welcome2YoruNewHome.com and let us know what's going on.  Send photos and videos and as much information as possible.  We may have you reach out to your renter's insurance, depending on the circumstances. We may have someone come by and assess.  If photos and video are good enough, then you can get quotes to have it fixed or we can.  And then we can discuss along the way.  You can either pay for the fix directly to the vendor, or if you can't afford to pay everything at once, we can set you up on a payment plan.  We try to assist as best we can.  Please make sure not to wait if not having something fixed will cause more damage(s), hence cost more money to fix in the long run.  We totally understand accidents happen and you may be on a budget and we will work with you so this does not cause stress.

Will we be provided home owner information?

As property managers, our focus is to ensure a smooth leasing process and a positive tenancy experience for our renters. Rest assured, you'll be working directly with us for any property-related matters or inquiries. If you have questions, please don't hesitate to reach out. We're here for you!

What if I need to break my lease early?

Please let us know as soon as possible. We will do our best to start showings, when you're ready, so that we can find a renter asap.  Once a renter is found and moves in, you will no longer be responsible and your lease will be considered completed.

When I move out, how will I get my deposit back?

After you provide your new mailing address, you'll receive any deposit due back in the mail, by company check.

What if I can't afford the automatic renewal amount, but want to stay?

Just email us, more than 60 days from your auto-renewal date and let us know what you can afford and we can discuss. We always do our best to try and find a way to work it out with great tenants!
